Construction coatings and sealants are both surface-applied systems that are designed to protect, seal, waterproof and enhance the beauty of a structure.  In general, the main difference between the two systems is that coatings remain on the surface to create a protective barrier against spills, UV rays, moisture and other conditions.  Sealers or sealants, on the other hand, penetrate the surface to seal out moisture and other harmful elements.  To read more about sealants, go to “SEALING” page.
Coatings and their applications:
For high traffic areas such as concrete decks in parking garages and warehouses, epoxy and polyurethane coatings are commonly used to protect the surfaces from chemicals, water, abrasions and everyday wear and tear.
Water repellant coatings, usually silicone- or silane-based products, are spray or roller applied to give water repellency to concrete and masonry.  Water repellents do not let water in, but let moisture trapped in concrete or masonry escape.
Elastomeric wall coatings are used to protect and enhance the appearance of the exterior of a building.  Since elastomeric wall coatings stretch with thermal expansion and contraction, they are the product of choice to coat walls that are cracked.
Choosing the right coating:
Epoxies are ideal when a superior bond and increased wear resistance and chemical resistance are required.  Epoxies are available in both water emulsion, solvent as well as 100% solids formulations.  They are known for their excellent adhesion properties and are often used as a primer for subsequent top coats.
Urethanes and polyurethanes are some of the toughest coating products available.  They are ideal as a finish coat for decorative concrete systems.  Not always great with adhesion, polyurethanes are often applied over an epoxy primer to give the surface superior resistance to chemicals and abrasions, as well as a very durable finish.
Polyurea is a quick-drying, high quality coating system designed for fast turnaround floor systems such as those in garages, parking lots, factories and other industrial buildings.  This new coating system gives professional quality results that are ready for traffic in just a couple hours.
Floors that require easy maintenance are often finished with an acrylic floor finish or wax.  These commonly used floor maintenance products are easy to apply, quick drying, durable and user friendly.  They can also be burnished and buffed to bring back the shine after use has dulled their surface finish.
Coating for wood:
Varnish is a transparent, hard, protective finish or film primarily used in wood finishing but also for other materials.  Traditionally a combination of drying oil, resin, and solvent, varnishes are usually glossy but may be designed to produce satin or semi-gloss sheens.  Unlike wood stains, varnish has little or no color, is transparent, and has no added pigment.  Varnishes are also applied over wood stains as a final step to achieve gloss and protection.
